Dear Community Residents:
 
IN SPEAKING WITH STATE REPRESENTATIVES, HOUSE MEMBERS ARE WILLING IN 2011 TO INTRODUCE NEW BILLS (law) to help protect homeowners in LLC's.

A BILL ATTEMPTED LAST YEAR by REP ROBERT FREEMAN is expected  to be RE-INTRODUCED, and additional Bills are possible, providing "cutting edge"' law that residents desperately need to protect their homes (often representing their life investment), and to help keep home ownership affordable BUT BE ASSURED, the needed legislation WILL NOT pass without YOUR (resident's) participation. Legislators represent you, but you MUST let them know what is needed, and more so because under the kind of changes needed in PA they (your Representatives) cannot promote a Bill without knowing they have your support. YOU can best do this by forming a Homeowner Association in your community and supporting your State-Wide Association (The PA Caolition of MH Residents - PAMHOA).
 
As a resident owning a manufactured home on leased land, YOU and ONLY YOU are responsible to see needed law is enacted to protect you. PLEASE make your neighbors aware; AND if you can, FORM a Homeowners Association; BUT if not, at least contact "PAMHOA" your Statewide Association, and become a member, and have your friends and neighbors join as individual members. 

Without doing this, your concern is NOT recognized; and it is believed (the only possible interpretation) you do not object to unaffordable and ever increasing rents, being considered a "renter" under short term notice of eviction (30 days) - it can cost thousands of dollars to move your home - or to assume the risk of the loss of your home and perhaps the life savings you have invested. Please, carefully read everything set out here at our web-site.
 
We are beginning to see lot rents at $700.00 and $800.00 per month - which in fact you pay twice, as your home is devalued as a result - and potentially to NOTHING! Moving a double-wide home can cost in excess of $20,000.00. DO YOU HAVE that amount in the bank - notwithstanding there may be no place to relocate to? Communities are closing everywhere, and Corporations are taking the opportunity to build profits through high lot rents or by converting the land to other use, and you have NO DEFENSE.
 
You may survive this year, but what of next year, or two or three years from now!!!???

        IF YOU DO NOT PROTECT YOUR HOME AND RETIREMENT WHO WILL?

        HELP STOP THIS LUNACY NOW!

AGAIN, if you can form a HOA in your community that is very helpful, BUT IF NOT contact and join "PAMHOA" now. We support and lobby for your rights in Harrisburg - your ONLY state representation as MH owners living in LLC. Your HOA should also register with "PAMHOA".

If you are reading this you are key to our future success. There are few resources available to canvas the many communities across the Commonwealth, although 3/4 million residents like you, face the same risks and problems; along with millions nationwide - if many states are better organized than PA to protect their land-lease community (LLC) citizens.

This year offers a unique opportunity with many persons and agencies positioned to help. Meanwhile, Park Owners remain defiant, law makers concerned; BUT again, law makers can only make real progress based on YOUR SUPPORT, including PHONE CALLS or letters when needed. Only a few legislators are needed to create a Bill, but the majority of the House (and Senate) has to be convinced - by hearing your voice! Membership in a local or statewide HOA is protected under law, for the very purpose of allowing you to protect your entitlement of free speech and assembly, the rest is up to YOU....

...SO PLEASE JOIN US TO PROMOTE FAIRNESS IN HARRISBURG - AND TO HELP OBTAIN NEW LAWS.

The time is NOW... and matters are increasingly URGENT!
